Why you should have title insurance

Having title insurance is something that everyone should do, it is one of the most effective ways  for you to feel secure knowing that you are the one that owns your
property. This insurance will also give you peace of mind knowing that no one has any other claim to it. While you do not have to get title insurance unless you are getting a mortgage it is a very good idea that you do because you have no way of knowing if the deed is good until it gets checked out. Unlike other forms of insurance title insurance does not protect you from future happenings but from past ones. You have no idea of what has happened with that property in the past and you should not be inclined to take the chance. Anything could come out of the past someday and the only way to protect yourself is with title insurance.

No matter how careful you think you have been , going over the property, searching county records, checking for boundary disputes and going over surveys nothing will make sure everything is in order except title insurance. There are all kinds of things that nothing can account for such as forgery and fraud, errors in wills and clerical errors and these problems can come back to haunt you in the future, these types of things could even make your property unmarketable. Finding all of the things that could cause problems yourself is next to impossible.

No one can afford to not have title insurance. This is the only way to clean the title for you. It is a one time fee and it will cover you for life.
