How much is title insurance?

Title insurance and title searches are expensive and most of us wonder who decides how much these rates will be and if there is anyway to negotiate the fees down. But
while we wonder these things we never actually ask, we just pay what we are asked to pay and grumble once we have gone home. If you were to do a little looking around you would find that title insurance is not always the same amount of money. You will find that different title companies charge different rates on their title insurance. Some states require title companies to give their rates to the insurance commissioner in order to be recorded and when this happens that title company will have to stick to these rates. While in some of the other states there is a basic base rate that must be charged but that title companies can exceed at will.

What you need to do is find out as soon as escrow opens what you are going to be charged for title insurance. If you do not like the answer that you get from your escrow agent then ask them if the rate can go any lower. If you are still not satisfied then you should do some title insurance shopping. You can find and compare the rates of different companies easily, just contact the title insurance companies in your area. You might also want to find out if you can get a better rate on closing fees as well. So may of the fees that you will have to pay are non negotiable so getting the rate of the ones that are down is that much more important. No matter how much you save it is worth it.

You might find that some of the companies that you get in touch with will be combing the closing fees and the title insurance fees, perhaps even the search and exam fees. If these are the types of quotes you are getting ask that the fees be broken down for you so that you can compare them easier to other companies.
