Real Estate Investment

The term Real Estate Investing is used to describe the different methods that may be employed in buying and selling real estate properties that are non-conventional. Generally, a buyer will secure a loan from a lending institution and pay for the entire amount of the purchase price with a combination of the borrowed funds and his own funds otherwise known as his 'down payment'. Some believe that the techniques mentioned below are not creative at all, since they are commonly used by professional and commercial investors. It does appear creative and non traditional, however, to the lay man.

Capitalization of Income Model For Investment Property

 
Gross Scheduled Income   (Scheduled yearly income from your investment property)
-Vacancy and Bad Debt    (Usually 5%. This is estimated by appraisal company)

-Operating Expenses        (Deduct that takes to operate your investment property,

                                        such as: electricity, gardening, etc..)

Net Operating Income    (You have paid all expenses and this amount is left.
                                       If there is no mortgage, this would be your Cash Flow)
