LIENS
A
lien is the money
encumbrance. In this type a specific property
is held as security for the payment of money debt.
Mechanic's
lien. A mechanic is
anyone high to the work that improved real property. That is anyone who performs
labor, services, or furnishes material or equipment and construction
project.
This includes contractors,
subcontractors, carpenters, plumbers, painters, laborers and so
on. The mechanic's must
be based on a valid contract, written or verbal.
Notice
of nonresponsibility.
If a tenant orders work in a property without the landlords
approval, a landlord can protect against mechanic's lien resulting
from work ordered by a tenant if the landlord files a notice of
nonresponsibility.
Tax
liens. The purpose of
taxation is to provide money to cover government expenses. Tax lien arises when a
person does not pay taxes when due. Tax liens may include: unpaid
real property taxes, unpaid income taxes, unpaid estate taxes,
unpaid gift taxes. |
