Buying A Property In Spain - Part 3

In part 2, we looked at how to decide which area you want to buy in.
Hopefully by now you have thought carefully about this, and have quite a good idea of what you want.

Now you need to think about the kind of property you want to purchase.

The two options are new builds and resales.

New build properties are often referred to as ‘off plan’. What this means is that you choose your plot and style of property from a plan before it is built – all you will see is a show home.
This has advantages and disadvantages. The advantage is that you get to choose all of the tiles, kitchen and bathroom fittings, light fittings, colour of paint etc making your new home exactly how you want it. The disadvantage is that all new properties have ‘teething problems’ – little snags or issues that appear after a property is completed, which the builder is often reluctant to put right. You may also find yourself living on an unfinished urbanisation, or sometimes even a building site.

Resales on the other hand are usually well established properties on completed urbanisations, with all of the roads, streetlights, communal gardens/pools etc finished. Communities will have been formed, private gardens well established. All niggles have usually been resolved, and most issues can be negotiated at the point of making an offer. The disadvantage is that it will have been decorated to somebody else’s taste, and although this is purely ‘cosmetic’, it can be off-putting to some buyers.
